During construction your architect will act as your representative to the contractors to ensure that your interests and requirements are carried out and that the building plan is followed. Unfortunately it is not uncommon for contractors to cut corners to increase profits if they are unsupervised. Obviously with good contractors that will be less prevalent and any "unplanned" savings don't usually jeopardise the quality and integrity of the build, however, having the build supervised to ensure it meets with your quality standards will almost always result in a better end product.
We often chair workshops with the chosen contractors to make certain the design is well understood and that all information submitted by the build team is accurate, compliant and timely. During the course of the build we issue regular reporting documents keeping track of milestones, key dates, possible concerns & issues to assure you of the progress of your investment.
No matter how well designed a project is, there is often some detail or aspect that couldn't be designed or there was some aspect of the site that impacts the construction that couldn't be anticipated. Having an architect onsite ensures that any necessary changes are incorporated into the build without show-stopping disruption. Additionally contractors do often need more information which comes in the form of an RFI (Request for Information) we can answer these and draw up any plans necessary to help keep the build aligned to deadlines.
We can negotiate and manage the contracts with the contractors as well as inspect the quality of work and when the bill comes in, we can certify the costs and expenses of the building and put together the final account documents. We will then certify the Practical Completion and Final certificates.
