Architecture Technical Design
Once the Developed Design has been submitted to planning and has been approved, this more detailed design needs to reworked into a technical plan that the builders can use to erect the building. We will work with you to help you choose the right materials, finishings and dimensions for your project. The level of detail that goes into the technical design will depend on the scale, complexity, type and purpose of the project. The end result is an exacting plan that we will help ensure that the contractors follow meticulously to erect the building precisely as agreed with you (more on how we can help in the construction phase on our "Construction Management" page in the "Services" Section).
Next, we would put together a feasible schedule of work that we would agree with you. This will help to reduce costs, provide clarity and ensure that the build goes as smoothly as possible. Lots of factors can influence the timelines but we will work closely with you to understand what your time requirements are and create a schedule of work that complies with them.
With the technical design in hand, it's time to select the contractors. As your representative, we will solicit bids from contractors to work on your property. It does happen that after meeting with multiple contractors the schedule of work needs to be amended but with our experience, having worked with multiple contractors from multiple fields, we can advise you in selecting the contractor with the right skillset, resources, reputation and cost to complete your build. We can help deconstruct the various bids into their constituent parts so that you can make an even comparison between them. That will help make sure your money buys the you the best value.
We will also coordinate our efforts with other mechanical, structural or civil engineers and other design consultants as the project, or law, requires.
